Cracked pipe boots and lifted flashing on 1990s roofs
Why it happens here
Original rubber pipe boots dry out and crack after 20-plus years, and hail finishes them off. Lifted flashing at walls and chimneys lets water in behind the shingles, where it rots decking before you notice a stain.
Our approach
We replace every cracked boot and reseal lifted flashing during the repair, not just the shingles around it. New boots and proper flashing extend the life of the surrounding roof and stop the leak at the source.
